**Overall Purpose:** Manages and negotiates the provisioning of real estate assets and leases including land and buildings.

**Key Roles and Responsibilities:** Manages projects and budgets pertaining to AT&T’s real estate transactions in multiple states. Examples of projects include but are not limited to purchasing land for network projects, leasing office space for administrative functions, leasing space for retail stores, acquiring easements for towers and huts and selling surplus buildings. Manages the appraisal, valuation, and disposition process for multiple types of surplus properties, whether owned or leased. Manages the activities of Real Estate Brokerage alliance firms and commercial real estate agents to obtain or dispose of property and leases. Manages and approves consultant activities (e.g., realtors, appraisers, surveyors, property tax advisors, etc.). Negotiates and drafts complex contracts for the purchase, sale or lease of real estate. Coordinates with third party financing firms and investment firms for credit leases and alternative forms of financing and “build to-suit” buildings. May manage the administration of leased and owned properties, including negotiating lease renewals, purchases and sales of owned assets and the accounting, escrow and payment of funds; or supervises employees and/or contractors doing the same. Implements policies and procedures regarding the administration of real estate property and leases. Represents the company in public hearings regarding zoning issues. Manages project teams for a particular purpose to achieve the most appropriate space for company operations at the lowest possible cost. Works on complex problems where analysis of situations or data requires an in-depth evaluation of various technical and financial factors. Exercises judgment within broadly defined practices and policies in selecting methods, techniques, and evaluation criterion for obtaining results. Typically reports to 3rd Level Management.

**Education:** Bachelor’s degree in Business, Real Estate, Architecture, Building Science, or Engineering preferred. MBA or other advanced degree desired. Real Estate Brokers license and certification desired. Five or more years of progressively responsible experience in the field of corporate or commercial real estate brokerage, development or management.

**Supervisory:** No.

**Environmental Requirements:** This position may be responsible for contributing to AT&T's compliance with environmental laws and regulations as applicable to its job function. This may include, but is not limited to, work related to fuel tanks, emergency and stand-by generators, boilers, hazardous waste, hazardous materials, batteries, manholes and vaults, water wells, linear and other construction projects, water discharge, or air emissions.
